What Is a 4-Point Inspection?
A Florida 4-point inspection is a focused evaluation of the four major systems in a home: roof, electrical, HVAC, and plumbing. Unlike a full home inspection, the 4-point exists for a single purpose—to give homeowners insurance carriers the information they need to decide whether to write or renew a policy.
Most Florida insurance companies require a 4-point inspection on homes older than 25–30 years. If you're buying, selling, switching carriers, or even just renewing your existing policy on an older home, there's a high probability your insurer will ask for one.
The inspection takes about 30–60 minutes on site. We submit the completed report on a state-standard form (often the Citizens 4-Point form), photo-documented for the underwriter.

1. Roof Evaluation
We document the roof covering material, age, remaining useful life, and any visible damage, leaks, or repair needs. Insurers want to know if the roof has at least 3–5 years of life remaining, with no active leaks or substantial wear. We photograph the roof from multiple angles—often using a drone—so the carrier sees exactly what we see.

2. Electrical System Inspection
The electrical portion focuses on the main service panel and visible wiring. We confirm the panel brand and amperage, look for recalled or unsafe equipment (Federal Pacific, Zinsco, Sylvania), check for double-tapped breakers, aluminum branch wiring, knob-and-tube, and improper modifications. Carriers may decline or surcharge older or hazardous systems.

3. HVAC Inspection
Your air conditioning and heating systems are evaluated for age, condition, and operability. Equipment older than 10–15 years may trigger insurance restrictions. We document brand, model, manufacture date, and any visible deficiencies including refrigerant leaks, duct issues, or improper maintenance.

4. Plumbing Inspection
We identify the plumbing supply and drain materials, document the water heater (age, capacity, condition), and note any visible leaks, corrosion, or signs of failure. Polybutylene, galvanized steel supply, and cast iron drains are flagged because they materially affect insurability.
